West of Rail (Redevelopment Area) Precinct Development Contribution Plan No. 8 (DCP No. 8)

The West of Rail Precinct is a triangular area of approximately 10.84 hectares bounded by the Armadale Railway Line, Forrest Road and Fifth Road, immediately west of the Armadale City Centre, and formerly under the planning control of DevelopmentWA as the Metropolitan Redevelopment Authority.

DevelopmentWA in August 2021 adopted the West of Railway Activity Centre Plan (now known as a Precinct Structure Plan) to guide redevelopment of the precinct, with a Development Contribution Plan (DCP) administered by DevelopmentWA.

In May 2022 the City and DevelopmentWA completed the process to normalise the Precinct from the Armadale Redevelopment Scheme No. 2 into the City of Armadale Town Planning Scheme No. 4 (TPS4), as Development (Structure Plan) Area No. 65 with the DevelopmentWA DCP terminated.

The City in December 2022 finalised Amendment 117 to TPS4 to include new Development Contribution Area No. 8 (DCA No. 8) on Special Control Area Map 3 of TPS4 and inserting DCA No. 8 under Schedule 9B. Amendment 120 to TPS4 was then gazetted in May 2023 to extend the DCA No. 8 area.

DCA No. 8, although shown on SCA Map 3, is currently inactive pending adoption of the Infrastructure Cost Schedule.
