Find out about and access the City's local development plans.
Local development plans are used to guide and coordinate the development of residential, commercial or industrial lots.
Local development plans can support the design and coordination of development on small, large or constrained lots and achieve better built form outcomes by linking lot design to future development, as well as supplement development standards contained in the City’s Town Planning Scheme No. 4 and the Residential Design Codes (R-Codes).
The City may also use local development plans to streamline the residential development approval process, with compliant development often exempt from the requirement to obtain development approval.
You can search for current local development plans via the City of Armadale online Intramaps system available via Maps and Zoning.
Local development plans may be developed for:
Lots with an area less than 260m2 and irregularly configured lots
Lots where specific vehicle access and egress control is required
Lots abutting public open space
Local and neighbourhood centres
Lots that have been identified to accommodate a future change of use
Lots with particular site constraints (e.g. steeply sloping land)
Lots affected by bushfire prone mapping
To address noise buffer and amelioration requirements
Pursuant to the City of Armadale Town Planning Scheme No. 4 and Schedule 2 Deemed Provisions, Part 6, cl. 57 of the Planning and Development (Local Planning Scheme) Regulations 2015, the ten-year duration of approval of many Local Development Plans lapsed on 19 October 2025 and onwards therefore expiring, and are no longer applicable, listed below or shown on online Intramaps.
